Exterior
I will check:
- the outside appearance of landscape, house and any adjoining building, and remove flyers/newspapers/ leaflets etc.
- all windows, doors and screen doors for attempt of forced entry or any damage including functioning of locks
- the gate and all fencing (if applicable)
- electrical service panel for tripped breakers
- the mailbox and collect the mail if desired
If the home has a pool, I check the water level and the pool equipment to make sure the timer and pump are working.
I do a visual check:
- of technical equipment, outdoor light fixtures, AC units, etc.
- of the structure of the house and adjoining building for water damage or cracked walls, and damage to siding, rain gutter or down pipes
- of the roof from ground level
- of swimming pool and/or spa and pool equipment and outside furniture
- for pests/insects/rodents
Anything additional that you request will be added to this list.
Your home will be securely locked upon completion of inspection. You will receive notification of all inspection results. In the event a problem is detected that requires immediate attention; you will be notified by phone or Email.
Interior
I will check:
- every single room for signs of water damage, mold and mildew
- the air quality in the house
- if HVAC is operational and thermostats are set as necessary including change of batteries if needed. (We recommend that the furnace be operational in winter and set to a minimum temperature to prevent damage from freezing)
- smoke alarm and change batteries if needed
- refrigerator, freezer and wine cooler for operation and correct temperature settings
- alarm system
- humidity in the house
- for insects and rodent incursion
- tubs and shower and fill the “p” traps to prevent sewer gas from entering the house, flush toilet, run water in sinks.
- garbage disposal
- RO System
- check under sink plumbing, flex lines and drains for wear or leakage
- dishwasher
- washing machine
- water heater and plumbing
- turn on/off lights (rotate) to make the home look occupied, if wanted (the option is to install timer – check timer)
- all windows for leaks
